As prime Construction Manager, Wilson self-performed 100% of management services. With assistance in areas of electrical and structural, we also performed inspection work. Job responsibilities included the following:
Administrative services
- Acted as the City’s representative in dealing with Contractor and manage communications between all parties.
- Certified Contractor’s progress payments.
- Administered the project schedule.
- Reviewed shop drawings and test results.
Engineering services
- Coordinated structural and electrical Special Inspections in accordance with City Building Code requirements.
- Managed Change Order requests, from the City and from the Contractor.
- Provided cost estimating services.
- Negotiated Change Order prices with the Contractor on behalf of the City, and made recommendations to the City for approval.
- Prepared final Record Drawings based on information submitted by the Contractor; reviewed Contractor’s record drawing information periodically throughout the project to ensure it was up to date and accurate.
- Prepared an Operations & Maintenance Manual for the project.
- Assisted in start-up activities.
Resident services
- Provided full-time on-site resident engineering and inspection staff.
- Reviewed and inspected Contractor’s and Sub-contractor’s work.
- Conducted, coordinated, or observed tests as appropriate.
- Provided interpretations and clarifications of the Contract Documents.
- Performed Final Completion inspections.
- Prepared and managed punch lists.
- Conducted, documented, and distributed minutes of weekly coordination meetings with City, Contractor, and other relevant parties.
- Maintained on-site files and logs of all correspondence, including RFI’s, COR’s, ESI’s, test reports, etc.
Special services
- Monitored training by Vendors for individual equipment.
- Attended a formal partnering process with the City and the Contractor.
- Provided warranty follow-up services with Contractor, Sub-Contractors, and Vendors.
