Wilson performed CM services and inspections, with assistance from structural and electrical subconsultants. We also provided startup and commissioning services. Job responsibilities included the following:
Administrative services
- Acted as the City’s representative in dealing with the Contractor.
- Certified Contractor’s progress payments.
- Administered project schedule.
- Reviewed shop drawings and test results.
- Provided interpretations and clarifications of the Contract Documents.
Engineering services
- Performed and certified structural and electrical Special Inspections in accordance with City Building Code requirements.
- Provided material testing services (through a Sub-consultant).
- Managed Change Order requests, from the City and from the Contractor.
- Provided cost estimating services.
- Negotiated Change Order prices with the Contractor on behalf of the City, and made recommendations to the City for approval.
- Prepared final Record Drawings based on information submitted by the Contractor.
- Reviewed Contractor’s record drawing information periodically throughout the project.
- Prepared electronic Operations & Maintenance Manual for the project.
Resident services
- Provided full-time on-site resident engineering and inspection staff.
- Reviewed and inspected Contractor’s work.
- Conducted, coordinated, or observed tests as appropriate.
- Interpreted Contract Documents.
- Performed Substantial Completion and Final Completion inspections.
- Prepared and managed punch lists.
- Conducted weekly coordination meetings with City and Contractor.
- Maintained on-site files of all correspondence (in a searchable database).
- Provided monthly status reports to the City.
Special services
- Commissioning services - our personnel operated the plant expansion around the clock for over 90 days during startup, checkout, and commissioning, before turning it over to City operations staff.
- Programming and graphics configuration for a Microsoft Windows (R) - based plant control system.
- Provided process training for City operations staff.
- Monitor training by equipment Vendors for individual equipment.
- Videotaped all training sessions, and transfered to DVD for City use.
- Initiated a formal partnering process with the City and the Contractor.
- Provided warranty follow-up services with Contractor and Vendors, after completion of construction.
