Tahoe Basin Lot with Limited Coverage

The Problem:
Located in the Tahoe Basin, this residence had a limited Tahoe Regional Planning Agency-approved coverage area of 1,466 square feet. Each parcel in the Tahoe Basin can only have a certain percentage of its total area covered. This regulation helps preserve some open space on every parcel. However, the owner wanted a more spacious addition to the existing residence.
The Solution:
To increase the client’s desire for a larger home, a three-story design was used, making sure that the new construction was compatible with the natural, scenic, and recreational features of the neighborhood.
The Results:
The final design included approximately 2,000 square feet of living space and a garage of about 1,000 square feet. The design considerations involved a low-pitch roof that adhered to Tahoe Regional Planning Agency height regulations.
