Genoa Lakes Golf Resort & Montana Development

The Problem

The Owner aimed to transform this former 3,000-acre ranch and skeet shooting range into an upscale residential development. Due to site constraints, including steep terrain, wetlands, and alluvial and riverine floodplain areas, extensive communication was necessary with both the client and Douglas County, the primary permitting authority. Moreover, to protect and preserve nearby farmlands, the project faced additional challenges due to its unique location on both sides of a former state highway, the lack of existing infrastructure, inadequate zoning, and regulations governing the development of surface and groundwater resources. 


The Solution

Collaborating with the community on long-term commitments for ranch preservation to secure favorable master plan and zoning considerations, which enabled a 495-acre planned residential community and resort development, surrounded by nearly 2,200 acres of conservation and open space, featuring 395 single-family homes, a clubhouse, a fitness center, and a Johnny Miller-designed championship golf course. 


The Results

Long-term involvement with the project and strong working relationships with multiple owners and contractors, including geotechnical and wetlands consultants, proved crucial during each phase of this residential development. Throughout the design and construction stages, our surveyors used advanced methods, such as GPS, to accurately complete boundary surveys as well as surveys of wetlands, floodplains, and steep slopes on this distinctive property. The original owner’s water rights held significant value for the property. Plans included approximately 300 timeshare and fractional ownership units.
